It’s the clay
North Texas sits on expansive clay soil. When it rains, the clay swells. When it dries out in our long summers, it shrinks and pulls away, leaving voids under your concrete. Over years of swell-and-shrink cycles, slabs lose their support and drop.
Erosion makes it worse
Poor drainage, downspouts, and plumbing leaks wash fine soil out from under slabs, accelerating the settling.
How to stop it for good
