Concrete rarely fails overnight. It gives you warning signs — and catching them early can save you thousands. Here are five to watch for around your North Dallas property.
1. A lip at the garage or sidewalk joint
If you can catch your toe (or your car tire) on a raised edge where two slabs meet, one of them has sunk. That 1/4″ difference is also a legal trip hazard.
2. Water pooling where it didn’t before
Concrete is poured to drain. When a slab settles, it creates low spots that hold water — which accelerates the erosion underneath and makes the sinking worse.
3. Cracks that keep getting wider
Hairline cracks are normal. Cracks that widen over months mean the slab is under stress from uneven support below.
4. Doors and windows sticking
When a foundation slab shifts, frames rack out of square. If doors suddenly stick, the ground may be moving.
5. Gaps under the slab edge
If you can see daylight or slide a pencil under the edge of a slab, there’s a void — and the slab has lost its support.
