Stage 1: It Starts Below the Surface

Across Dallas-Fort Worth, expansive clay soil constantly expands when saturated and shrinks during dry conditions. Over time, that movement creates voids beneath concrete slabs, causing driveways, sidewalks, patios, pool decks, and commercial walkways to settle, crack, and become uneven.

Stage 2 – Settlement – The Slab Loses Support

As voids develop beneath the slab, the concrete loses the support it was designed to rest on. Under its own weight and everyday use, the unsupported slab can begin to sink—creating uneven surfaces, trip hazards, drainage issues, and added stress that can eventually lead to cracking. The concrete is often still structurally sound; it simply no longer has the support it was built on.
